Level 10 Begins Construction on Campus in Sunnyvale’s Peery Park

Two months after buying a quartet of land parcels in Sunnyvale, Harvest Properties and Invesco Real Estate announced
they had started construction on the first of what is slated to be a three-building campus.
The initial 195,000-square-foot building is located at 684 W. Maude Avenue and the developers expect to have it
completed and ready for occupancy in the fall of 2020, according to a news release from broker Newmark Knight Frank.
When it’s fully built out, the Class A office complex is expected to have 560,000 square feet of commercial space. The
project had been fully entitled by the time Harvest Properties and Invesco Real Estate purchased it for $165 million from
Kinship Capital and Simeon Commercial Properties in April.
The groups behind the project cited its proximity to both Caltrain and freeways — Highways 101 and 237 are a short
distance away — as well as its location in Sunnyvale’s rising Peery Park district as key selling points. Among the
corporate neighbors to the project are Apple and LinkedIn, which both occupy multiple buildings in the district.
Apple and LinkedIn already have a large presence in Peery Park, while Nokia, Synopsis and 23andMe are building
new headquarters there.
“Highly efficient and customizable campus opportunities of this scale and location are becoming increasingly harder
to find in Silicon Valley. We look forward to seeing this project quickly take shape in the year ahead,” said Joe Kelly,
executive managing director of Newmark Knight Frank, said in a release.

- 684 W. Maude — Now an empty lot, the plan allows for a 175,545-square-foot, four-story building along with a
six-level parking structure on the 4.01-acre site. - 810-870 W. Maude and 480 Potrero — Currently leased by Apple, the plans allow for two 162,000-square-foot,
four-story buildings along with a six-level parking structure over the 10.4-acre site.
Both locations are designated for corporate/research and development office buildings.
The designers of the project are Korth Sunseri Hagey Architects, while the general contractor is Level 10 Construction.
Newmark Knight Frank and JLL are the exclusive listing agents with Newmark Knight Frank’s team consisting of
Jeff Arrillaga, Joe Kelly and Mike Saign, while at JLL, Mark Bodie, Steve Clark and Toss Vallentine are the handling the project.
