New 19-story building with four levels of underground parking, followed by a lobby, three levels of stacker parking (convertible to future office space), and 15 levels of Class A flexible work space on large (avg. 54,000 sq. ft.) floorplates. Building also contains a fitness center and 26,000 sq. ft. of outdoor terraces, as well as 2,000 sq. ft. of retail space. Total office rentable square footage is 937,000. Total parking square footage is 450,000 sq. ft. with 1,755 spaces. BIM. Self-perform formwork and place/finish of vertical concrete, rough carpentry. Design-build MEPF and exterior skin. LEED Gold. First project in California to use the SpeedCore hybrid core system.
