New 19-story building with four levels of underground parking, followed by a lobby, three levels of stacker parking (convertible to future office space), and 15 levels of Class A flexible work space on large (avg. 54,000 sq. ft.) floorplates. Building also contains a fitness center and 26,000 sq. ft. of outdoor terraces, as well as 2,000 sq. ft. of retail space. Total office rentable square footage is 840,000. Total parking square footage is 507,000 sq. ft. with 1,630 spaces. BIM. Self-perform formwork and place/finish of vertical concrete, rough carpentry. Design-build MEPF and exterior skin. LEED Gold.
The design and development of 200 Park prioritizes the health and well-being of building occupants. Measures have been taken to ensure upgraded ventilation and air filtration systems, touchless circulation and fixtures, access to outdoor work space on every floor and an onsite fitness center. Cutting-edge light canyons carved into the structure ensure every floor feels bright and airy. Enhanced access to natural light makes the building more sustainable and energy-efficient and provides a myriad of corner spatial opportunities for innovative space makers. Natural daylight and fresh air can also be enjoyed on one of several outdoor terraces. With these features 200 Park will achieve Fitwel certification.
